Think of it as a bait for a very specific kind of fish. Your lead magnet should be:

  • Free: Nobody’s going to pay for a PDF or guide when there are free options everywhere.

  • Targeted: Solve one specific problem for one specific type of person.

  • Simple: Make it easy to digest and valuable—but don’t give away the entire farm.

For example, let’s say someone’s wondering if they should list their home during the holidays. You could create a guide titled, “Should You Wait Until January to Sell? Here’s the Truth.”

Boom! One specific problem, one specific solution.

Here’s how you can design a professional lead magnet without pulling your hair out:

1. Use Canva

This free tool is a lifesaver. It has templates galore, so even if your graphic design skills are stuck in 1997 with Microsoft Word’s Clippy, you’ll still make something stunning. Or if you go the paid route, there will be more features you can play with.

2. Keep It Short

Aim for 3-5 pages, double-spaced, with some eye-catching visuals. NOBODY wants to read a novel.

3. Tease, Don’t Overload

Give enough value that your audience feels informed, but leave them curious. You’re the expert, after all, and they’ll need your help for the full picture.

Lead Generation Strategy: Building a Landing Page That Converts

Once you’ve got your shiny new lead magnet, the next step in your lead generation strategy is having a landing page to capture those leads.

Here’s the formula for success:

  • No Navigation Buttons: Eliminate distractions. This page is about one thing and one thing only—your freebie.

  • Clear Call-to-Action: “Download Now” or “Get Your Free Guide” should be front and center.

  • Minimal Form Fields: Ask for the essentials (name and email). Optional phone numbers can be a goldmine, but don’t make them mandatory.

Lead Generation Strategy: Driving Traffic to Your Lead Magnet

Now that your lead magnet and landing page are ready, how do you get people to find them? 

My personal favorite method: YouTube!

  1. Create a video addressing a pain point (like "How to Buy a Home Near [Your Area]").

  2. Mention your free guide in the video.

  3. Drop a link to your landing page in the video description.

This organic lead generation strategy works wonders because your audience already feels connected to you through your videos. And if they’re excited enough to download your guide, they’re primed to work with you.

Automating Follow-Up with a CRM

Once someone fills out the form, what happens next in your lead generation strategy? Automation, baby!

Use your CRM to:

  • Deliver the guide automatically.

  • Start an email and/or text sequence.

  • Focus on engagement before pushing for a big sit-down meeting.

Pro tip: Turn off the initial campaign once you’ve had a conversation with the lead. Nothing screams “I don’t care” like receiving a generic email after spilling your life story on the phone.

Lead Generation Strategy: How to Measure Success

A big part of your lead generation strategy is to measure the performance of your landing pages, lead magnets, and more.

Keep an eye on these metrics:

  • Unique Visitors: How many people visit your landing page.

  • Conversion Rate: How many visitors fill out the form (20-30% is ideal for warm traffic).

And remember, if your lead magnet isn’t converting, it’s back to the drawing board.

Is the problem big enough? Is your title clear? Are you speaking to the right audience?
